Clients always want to know what are the extra costs related to the price list. Each property should have an extra cost section well formatted to inform about what is included and what is not in the given price list.

How to edit your Rates & Seasons on Firenze Lodging?
Under you property editing account access the tab rates.
Choose from the two settings available
- Fixed price: specify one fixed price for your period (high season, low seson etc) with a daily rate of 120 € , weekly 750 € and monthly 1200 €
- Variable price: specify a variable price for your period (high season, low seson etc) with a flexible daily rate from 100 € to 150 €, weekly 600 € to 800 € and monthly 1200 € to 1500 €
Important! This is only a setting option does not configure any price but only let you specify how you want to display your rates, fixed or flexible.
The flexible is suitable for hotels & B&B’s but can be confusing for apartments remember when you switch from fixed price and variable price THIS WILL ERASE ALL CURRENT RATES & SEASONS, be carefull!
Editing your Rates & Seasons
Once chosen the way of editing the price you can click edit the button and start editing your rates, seasons keep in mind that one period opens another one in a continuos way so for example you start with 1 March 1 July High Season another period 2 July 28 February will be opened so you need to complete all the season to have a complete year.

Renting Apartments to Students!
March 10th, 2010 by LorenzoThis article aims to ring a bell to some unexperienced property owners putting their property on the highly Florence competitive rental market. The apartment tourist business is for a great part directed to the thousands of students that every year come to Florence through the dozens of language, art, fashion and design schools.
The average age of the kids coming to Florence is from 18 to 25 and as you have ever being young this tells you enough! Coming to study in Florence is maybe the first trip abroad fro them and expecially from the US is the freedom from drinking below age of 21!
This is what in some cases you may expect when renting from students if you don’t pay attention to few things.
- Students might not take extreme care of your nicely super fancy flat in Florence, the picture above gives you an idea. If you hope that renting your flat handing the key to the students is enough you are wrong, the landlord needs to be present and make feel present coming for the rent every month, sending a cleaning once a month to check everything is ok, making sure that every problem will be addressed as soon as possible.
- Students will organize parties, if you do have a large living room or terrace be extremely careful this is the perfect spot for arrange fiestas.
- Students will drink off their young capabilities with no control, they will invite friends, friends will be even less responsable.
- Be ready to receive calls from Carabinieri, Polizia, Ambulance, Fire Fighter Department: something went wrong.
Before you grab the phone and start shouting at your housing manager, rental agency read this throughly and consider if maybe for you is better to keep your apartment empty or do little weekly rentals. You cannot expect responsability from the agencies working with your flat if you do know you will be hosting students, be prepared.
Again this article refer to some students, to some cases which are limited!
