Firenze Lodging works as a real estate agency online, we do not manage the properties for you offering services such as client’s welcoming, assistance during client’s stay, contract redaction and registrations etc.  The service limits itself on putting in contact property owners and clients through the online offer system, clients send requests, property owners respond with offers that clients can book through the site.

How much does it cost to list your property on Firenze Lodging?

Listing your properties on Firenze Lodging is completely free as well as maintenance of the listing on our site.  Our system works based on offers properties owner make to the requests clients of Firenze Lodging send and will be paid only the commissions for the bookings made to your property.

What commission do I have to pay to Firenze Lodging?

Firenze Lodging is a very competitive with very low commissions.  For individual property owners commissions are in the price range of 15% iva inclusa for period less than 28 days and the 10% iva inclusa for one month or longer for partner agencies listing more than 25 properties a flat 10% commission is applied.

Which are the common mistakes made when compiling the offers?

Total Price means *total price* if a Client requests for 6 months, insert the total monthly price for 6 months i.e. 800 € x 6 months = 4800 €, NOT THE 1 MONTH PRICE 800 €.

Expiration, now we have solved the problems with expired offers but still give Clients time to decide extending the availability at least for 2 or 3 weeks for long term rental as Clients search literally for MONTHS before confirming something, you are still able to withdrawn the offer if you get a booking somewhere else.

I make offers every day why am I not getting bookings?

First of all consider that Firenze Lodging lists many properties to offer our Clients the most comprehensive choice of rentals in Florence.  If you have done a good job with listing a property complete with a detailed description, a nice photo gallery, videos and a floor plan, your prices are competitive it’s unlikely you will get no bookings.  Clients book the following properties:

  • Properties with accurate data, bedrooms, floor, address etc.
  • Accurate description of the property with ups & downs, better say it’s ground floor noisy you will find a happy client that does not care about noise rather that ten killer reviews about how bad your property was.
  • Photo gallery is the key for your success in renting your property, hire a good photographer and describe your property with pictures.
  • Keep an availability calendar, even though our service is based on offer it’s always good to provide some basic availability info, clients will not send requests knowing it’s not available.  You both save time.
